Documents Required for a Rent Agreement

Having the right documents ready before you meet your documentation provider can save a lot of back-and-forth. Here's what's typically needed.

From the tenant

• Government-issued photo ID (Aadhaar, PAN, passport, or voter ID)
• Passport-size photographs
• Current address proof
• Employer ID or offer letter, if requested by the landlord/society

From the landlord

• Government-issued photo ID
• Property ownership proof (sale deed, index II, or society share certificate)
• Latest property tax receipt, in some cases
• No-objection certificate from the housing society, if applicable

For witnesses

Most rent agreements require two witnesses, each of whom typically needs to provide a photo ID copy at the time of signing.

City and state variations

Some cities add local requirements on top of this baseline. In Maharashtra, since agreements must be registered regardless of duration, biometric verification of both parties is generally required at the time of e-registration. In Noida and other parts of Uttar Pradesh, housing societies frequently ask for a separate move-in NOC in addition to the rent agreement itself. In Gurugram, where many landlords rent through large residential societies, a similar society-facing NOC is common alongside the agreement.
